How to plan a Dallas home renovation without losing the plot

Write the rooms, not the vibe

List the rooms, the must-haves, and the things that can wait. A kitchen that needs a new layout is a different job from a kitchen that needs new doors and counters. Same for baths. When those two are mixed on one contract, the calendar and the checkbook both suffer.

Price the house you have

North Texas housing stock is a mix of 1970s slab, 1990s production, and newer custom. Opening a wall in a 1984 Plano ranch is not the same as opening a wall in a 2018 Frisco build. We walk it, we look at the structure, and we put the surprises on paper early.
